Overview

A fire risk assessment identifies fire hazards, evaluates the risk to occupants, and records the preventative and protective measures needed to keep them safe. Since the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022, the duty has tightened — particularly for multi-occupancy residential buildings. We carry out assessments to PAS 79-1 (non-domestic) and PAS 79-2 (residential) standards. Most clients require a Type 1 assessment — a non-destructive inspection of common parts and means of escape. Higher-risk buildings or those where construction is unknown may need a Type 2 (destructive sampling), Type 3 (also includes flat interiors) or Type 4 assessment. Each report includes a hazard schedule, occupant risk profile, evaluation of existing fire safety measures (alarms, emergency lighting, fire doors, signage, extinguishers, compartmentation), a significant findings register and a prioritised action plan with target dates. We assess offices, HMOs, care homes, schools, retail, factories, warehouses, hotels and residential blocks across Newcastle Upon Tyne, Gateshead, Sunderland, Durham and the wider North East.
