Overview

Under Approved Document B and BS 9999, every multi-storey building must provide refuge points for occupants who cannot use a stair unaided. Each refuge requires a Type B Emergency Voice Communication (EVC) outstation, linked back to a master station at the fire control point, allowing two-way conversation between the refuge user and the fire warden. We design and install full BS 5839-9:2021 compliant systems including the master station, line-monitored EVC outstations at each refuge, fire telephones (Type A) for fire service use, disabled toilet alarms (BS 8300 compliant) and lift-car telephones. We use trusted manufacturers including Cameo Communications, Baldwin Boxall and C-TEC. All systems are commissioned with line-monitoring tests, call timing verification and full cause-and-effect documentation. Annual servicing follows BS 5839-9 and includes battery load tests, line continuity and a full call sequence from every outstation. We install in residential blocks, schools, offices, healthcare and retail across Newcastle, Gateshead, Sunderland and Durham.
